EV Charging for Landlords
Landlords adding EV charging must ensure safe design to BS 7671, adequate supply, clear billing, and agreement on who owns and maintains the charge point.
Landlords are increasingly asked to provide EV charging at rented properties. Whether for a single let, an HMO or a block, the key is a safe, compliant installation with clear arrangements for cost and maintenance.
What landlords should consider
- Safe design — installation to BS 7671 Section 722 by a competent installer, with correct earthing and RCD protection.
- Supply capacity — a capacity assessment to confirm the supply can support the charger, particularly in apartment blocks.
- Billing — how the tenant pays for the electricity used (dedicated metering or a payment-enabled charger).
- Ownership and maintenance — who owns the charge point and who is responsible for maintaining it, set out in writing.
Fitting it into wider compliance
A charge point becomes part of the property's fixed installation and should be reflected in the EICR and records. Landlords with multiple properties should track EV assets alongside their other compliance obligations.
Getting it right
Use a competent installer, agree the commercial arrangements up front, and keep the certification with your property records. Done properly, EV charging adds value and appeal to a rental property without creating safety or billing headaches.
